Property managers need to understand what is urgent, what can be monitored and what belongs in capital planning. Ask for an explanation of the conditions supporting the proposed work and the limits of the investigation.
Keep property records useful
Roof plans, warranty documents, earlier reports and repair records give context to new findings. Keep section names and leak locations consistent so information remains useful as team members change.
Define authorization and communication
Confirm who approves assessment work, additional investigation and changes to the scope. Tenant communication and access responsibilities should also be clear.
Discuss multiple locations individually
A portfolio can include different roof systems and service requirements. Share the location list and priorities to discuss availability. Each property still needs a scope appropriate to its own condition.
Plan for the next review
Retain the work record and any required maintenance instructions. These support future budgeting and help distinguish new problems from previously treated areas.
