Not every old roof
needs to be torn off.

A sound assembly may have a restoration path. Widespread moisture or deck problems need a different answer. We assess the roof first, then define what makes sense.

Restore

Repair and detail a suitable existing roof, then apply a compatible silicone restoration system.

Moisture · Adhesion · SubstrateLocalized removal may be needed. Existing materials must be suitable to retain.

Reroof / recover

Install a TPO or EPDM system over an eligible assembly where roof conditions and code permit.

Layers · Attachment · CodeRecover is conditional. Insulation, cover board and attachment require a project-specific design.

Tear off & replace

Remove compromised materials and rebuild the roof when retaining the existing assembly is not sound.

Deck · Insulation · System designRemoval, deck repairs and a new assembly are a different scope from restoration.

OUR RESTORATION-FIRST APPROACH

More than a coating pass.
A specified roof system.

For an eligible commercial roof, silicone restoration can retain viable materials and extend service life without a full tear-off. Performance depends on the preparation and details underneath.

  • Assess the existing assembly and moisture
  • Repair seams, flashings and penetrations
  • Prime where the substrate and specification require
  • Apply and document the selected system

Old can be restorable.
Wet below is different.

The finish coat does not fix a compromised assembly. We connect each finding to the scope it changes.

Moisture
Determine affected areas and what must be removed.
Adhesion & substrate
Confirm compatibility and preparation requirements.
Deck & layers
Review structural concerns, existing layers and code constraints.
Drainage & details
Understand low areas, transitions, edges and penetrations.
Application control
Follow the selected primer, application rate and documentation requirements.

THE DETAILS MATTER

Questions worth asking.

Clear answers before the next roof decision.

(267) 550-5115
Can every commercial roof be restored?

No. Moisture, substrate compatibility, roof layers, deck condition, details and drainage determine whether restoration is technically sound. Some assemblies need a different scope.

Do you also install TPO and EPDM?

Yes. AXION provides full-service commercial roofing, including TPO / EPDM reroofing, recover and replacement. The final assembly depends on the deck, insulation, attachment design, code and project conditions.

What if there is wet insulation?

Localized affected areas may be removed and repaired within a restoration scope. Widespread moisture can make restoration inappropriate. The extent must be investigated before recommending a system.

Can silicone be applied over my existing membrane?

Compatible systems exist for several commercial substrates. The existing material and its condition determine preparation, primer, adhesion testing and the selected manufacturer specification.

Does a coating warranty cover the deck?

Not automatically. Manufacturer material or system coverage, contractor workmanship coverage and the existing deck are different responsibilities. Review the project-specific terms and exclusions before approving work.

Will you work around an occupied building?

Many projects can be phased around operations. Discuss access, staging, noise, ventilation, tenants and work hours so the proposal reflects the actual restrictions.

Why does the decision tool not show an instant price?

A useful budget needs confirmed quantities and scope. The tool identifies questions and potential paths; it does not price unknown wet insulation, deck repairs or unverified assembly conditions. Request a property-specific scope and budget.

Can I send an existing estimate or roof photos?

Yes. Attach a PDF, JPG or PNG to the roof review form below the decision tool. Include the property address so the document can be connected to your request.

Is an assessment automatically booked?

No. We receive your request first, then discuss the information, access, availability and any assessment charges. A visit is confirmed directly.

What determines the project schedule?

Area, preparation, detail complexity, system, access, weather and cure requirements. The proposed schedule must reflect your building, rather than a universal completion promise.
