What the review may consider
Methods and scope are agreed for the property. A visual review alone cannot confirm every concealed condition.

Know the limits of a visual inspection
Insulation and deck conditions may not be visible at the surface. Moisture testing, test cuts or other investigation may be appropriate, subject to permission and the needs of the building. Ask what the assessment can establish and what remains uncertain.
Prepare the property information
Have the address, leak history, available plans and any warranty documents ready. Tell us how the roof is accessed, who authorizes access and whether tenants or safety procedures affect the visit.
Compare the possible paths
Findings help distinguish a localized repair from broader restoration, recover or replacement needs. The recommendation should explain the conditions supporting each path and any additional information required.
Agree the visit and deliverables
Confirm availability, access, any charges and the expected output before booking. Photos, identified concerns and scope recommendations should be discussed as part of the agreed assessment.
