Follow the evidence
Review the timing of leaks, earlier repairs, roof penetrations and nearby drainage. Water may travel inside the assembly before it becomes visible. Safe access and an agreed investigation are the starting point.
Separate local defects from larger problems
A failed flashing may support a localized repair. Wet insulation, broad membrane deterioration or several unrelated leaks may point to more extensive investigation and work.
Define the next step
A clear proposal identifies the areas to be repaired and the limits of the repair. Keeping the findings and work record helps the property team evaluate any future issue.
